New-construction lawns

Most Knightdale homes we work on are less than fifteen years old, and a lot are much newer than that. If you closed on a new build and your lawn looked perfect for one season and then fell apart, you’re in good company. It happens on almost every new lot in this county.

The cause is always the same. Builders strip the topsoil during construction, drive equipment across the clay underneath until it’s compacted hard, and finish with a thin layer of soil and either sod or seed on top. Grass roots into a couple of inches of loose material, hits packed clay, and stops. Then July arrives and shallow roots can’t keep up.

Fixing it means dealing with the compaction and the soil, not buying better grass seed. Aeration helps a great deal. On the rougher lots, amending the soil or regrading first is what makes anything else worth doing. We’ll tell you which category your yard falls into.

Water is the other common issue on new lots. Grading that was designed to protect the foundation frequently sends water to a back corner that then never dries out. That’s a fixable problem and worth handling before you spend money on turf.
