Properties out this way tend to be larger, with more open ground and less tree canopy than you find closer in. That changes the math on a few things.
Full sun means warm-season grasses are a genuine option. Bermuda and zoysia thrive in Piedmont heat, spread to repair themselves, and handle traffic that would thin out fescue. The tradeoff is that they go dormant and tan from roughly November through April, which some people don’t want to look at. Fescue stays green year round but needs overseeding every fall and struggles in full sun through August. Neither is wrong. It depends on what you want the yard to do.
Larger lots also mean it’s worth being intentional about where the money goes. There’s rarely a good reason to run a full fertilization program across two acres. Treating the areas around the house properly and simply keeping the rest mowed is usually the better use of a budget, and we’ll say so.
The soil out here is the same red clay as everywhere else in this part of the state, with the same drainage and compaction issues on newer construction.
